Small model huge file size

A client has sent me a file he needs exported to Sketchup but it's causing me huge problems with massive RAM usage and big file sizes even though the model itself is nothing out of the ordinary.

He sent the file zipped at 69Mb, once unzipped however that jumped up to 1.2Gb......

I can't open that as RAM hits my 16Gb ceiling and everything locks up, I noticed however there were missing dll warnings so obviously there are plugins that I don't have.

I opened a clean file and merged in maybe 20% of the model, strange thing was that the first 30 or so entries in the selection window were blank, selectable but just blank. I ignored them and grabbed the first 20% of normal looking objects.

Again RAM hit the cieling and it took 3 hours to import. Once in there was nothing untoward, a bunch of high detail Archmodel stuff but total model size was only 300k polys. I deleted all high detail bits until model size dropped to 66k polys and saved.

RAM hit the ceiling and the save took 1 hour, filesize? 1.04Gb.

So I restarted the computer, opened a new file and merged in 1 object from that recently saved file, an object I knew was 1500 polys, very simple editable poly with a simple UVW modifier on top.

RAM hit the ceiling, I gave up after 20 minutes....

I'm fucked if I know where to start on this, anyone have any ideas?

No clue off hand. If you want I can try to use use the Okino Power Translator I have a at work and see if I can export it to FBX or sketchup.

You will need to wait however until 5pm after work hours (2:30 here now). Let me know if you want me to take a crack at it, might have some luck, might not.

That would be great if you could, I'll dropbox it in a minute (zipped).

If it translates to sketchup that's perfect but if not, even if you could export to dwg dxf or something that I could maybe bring back into max without the cockfuckery of the original file.

To be honest anything would help, I'm totally stuck.

Krausec, here's the link to the folder, it's 21:00 here ATM and I've been banging my head against a wall on this for 6 hours so I'm going for a bottle of plonk, I'll check back at midnight but if you can't do anything, don't worry about it.

Maybe one of those might tickle Max's fancy. I have no clue if I'll even be able to import into Maya to do this (with the power translator), but it's worth a shot.

That should get me something, at the very least it should scrape off whatever's causing the bloat.

Well I just made an arse out of myself. I cannot import .max into Maya through this converter (not an option). Here's a list of file types I can import though.. If you can get it into one of these file types I can try exporting (but you cannot even open the file so I doubt that will be possible).

Sorry man. I for sure thought I'd be able to import a .max....

Let me know when you've got it, so I can delete the file. It's the entire building as a MAX file. Hope you can open it. If not, I can probably export it as an FBX.

Here's the export as an FBX, in case the Max file won't open for you.

Lol, sorry mate. I honestly didn't expect it to open given the problems with the file.
It's set up to render in Octane, and uses ForestPack. I think this is what was causing the bloat.

Nik: I've downlaoded but you must be on a newer version of Max, unfortunately it's not opening, I'm on 2012 64bit

I get the message Error loading file - unsupported save version
File save version number 17000
3ds Max version number 14000

The fbx came in fine but some of the elements have shifted, I may be able to relocate but without the original as a guide i'm not sure I can put everything back correctly.Would you be able to save out as 2012?
