Creating 3d Interactive Environment from 3ds Max File

We have a 3ds max file we've created of a building with various item inside. We'd like to create a file (preferably an exe) that we could run and just walk through the building in real time (like a video game) with textures and lighting. We're not worried about clipping or anything like that. We'd just like to be able to view the 3ds environment independent of 3d Studio Max.

Does anyone know of a program that will facilitate this?

I'd almost thing the easiest way would be to animate a walkthrough of the building, chop it up into sections, take it into post and add some speed ramps for the beginning and end, take all the video clips, import them into flash, and then via AS link them to buttons (like arrows for back, forward, left and right)..

I'd think that would be a cost effective solution. Other than that, you are probably going to have to use something like a game engine, and need someone knowledgeable in complex programming for that type of solution (this would be pretty easy in Flash/Actionscript).

This way, all you need to view/interact is flash player which most computers have.

not in pimp mode today - can't be arsed. use udk.

or unity or flash.

udk is your best bet for stuff like this as it has a built in bsp renderer & bsp/pvs calculation tools.

to render complex interiors fast, you need to be able to clip/cull/reject as much geometry as possible in order to maintain interactive frame rates on a wide range of hardware.

Thanks for the suggestions guys. I don't think we want to go the flash movie route because it needs to be completely open (i.e. the user needs to be able to navigate wherever they please). I'm downloading the UDK right now. I haven't worked with it before, but I do program in Flash, so hopefully I can fumble around enough to get what I'm after.
